At Willowbrook, we want our guests to feel at home. Beautifully appointed, cosy and comfortable, our cottages each have a distinctive character of their own. The three cottages are self-contained so you can sleep in and cook breakfast at your leisure. We provide our guests with a basket of local provisions including bacon, eggs, bread, tomatoes, mushrooms, a selection of cereals, jams, seasonal fruit, juice and milk, but special dietary requirements can be catered for upon request. All cottages have tea and coffee making facilities and are stocked with tea, coffee and hot chocolate for those chilly winter nights. Year-round comfort is assured with reverse cycle air conditioning in all cottages and a slow combustion heater in The Gallery. All cottages have cooking facilities, TVs, DVD players and iPod docks. For families, we can provide a porta cot and high chair to save valuable packing space in your car. We provide all linen, Egyptian cotton bath towels, extra blankets, soft throws and ample pillows. Quality guest amenities are available in all bathrooms.

The Stables

Nestled in ‘wine country’ and built of the locally sourced stone, the stables and hayloft were originally for the care and welfare of horses and their owners to rest and have a good feed before continuing on their journey. Sleeps up to 4 people and features a romantic claw foot bath.

Family Getaways

As a family business we recognise too that family time is precious and that holidays should be a magical time for children. We aim to make life a little easier for families providing a home away from home; that special place in which to create happy childhood memories. Families can be accommodated in The Stables or The Gallery and to save you the hassle of packing porta cots and high chairs, just let us know at the time of booking and we will have them set up and ready for you.

Willowbrook is the perfect base for short family holidays, with a magical garden to play in, close to a children’s playground, oval and a multitude of day trip options.  Only a short drive to picnic areas, forest trails, the Big Rocking Horse and toy factory at Gumeracha, the motor museum at Birdwood or a trip to the river Murray.

For days “at home” we have a selection of children’s games, colouring books and DVDs.

There is no charge for children under the age of 4 years and children up to 16 years stay free during school holidays.


Springton has an enviable location, placed on the edge of the Barossa Ranges, looking out across the Eden Valley and Barossa wine regions in one direction, and the stunning Mount Lofty Ranges in the other.

The Barossa Valley needs little introduction, internationally renowned for its exceptional wines and gourmet food.

So if you are looking to experience the Barossa and beyond, Willowbrook is the perfect base for day trips. Start in our backyard and visit the famous Herbig Family Tree, the Homestead Centre, Friedensburg Church and Pioneer Cemetery. If you enjoy bushwalking, why not put on your hiking boots and follow the Springton Loop of the Lavender Federation Trail? Then end the day with a glass of wine at Edenmae Estate Wines or hearty meal at one of many local hotels, cafe’s or restaurants.

For early risers, the Farmers Market just down the road at Mount Pleasant is a must. Open every Saturday morning, you will find the very best regional produce.

Just a little further down lies the Adelaide Hills Tourist region. An area of winding roads and stunning views; wineries and museums; activities for the kids and interesting townships rich in history, such as Hahndorf.

From the city, located midway between Angaston in the Barossa Valley and Hahndorf in the Adelaide Hills, Springton is a pretty and peaceful town in a beautiful location. Many of the original stone buildings from the 1850s, still seem to “grow” upward and outward from the lush green hillside. Springton is famous for three things – The “Herbig Family Tree” – a hollowed out red gum where Frederick Herbig and his wife raised the first two of sixteen children; boutique wineries of outstanding reputation; and dairy farming. The Willowbrook cottages are comprised of “The Gallery,” once the original post office in Springton, later an art gallery and tea rooms; the “Stables” and “Hayloft built of locally sourced stone for the care and welfare of horses and their owners to rest and have a good feed before continuing their journey. For lovers of walking, Springton is close to the famous Heysen Trail, so why not book yourself into Willowbrook before continuing on your journey? Take time out to visit the historic Friedensberg Church and our pioneer cemetery. The stop at a local cellar door, pick up a bottle of wine and soak away your aches and pains in our antique claw foot bath.

About Us

Willowbrook Heritage is a small, family owned bed and breakfast establishment nestled in the historic hamlet of Springton in the Eden Valley wine region on the edge of the Barossa.

It has been running as an established B&B since 2003 but now has a new owner and a new name, but run with the same love and care of the previous owner.

I live on the property, but in separate accommodation; fenced off so as not to intrude, but easily accessible should you require any assistance.

Originally from a small village in the United Kingdom, I have been living and working in Adelaide, South Australia since 1989. Although I have worked in many industries and involved in the running of several businesses, I have always dreamed of returning ‘home’ … to work where I live, in a place that I love.

Beauty and nature are an integral part of me and city life has never been my style. Now that my children have grown and flown, this granny is now the “right age” – (whatever that means) to run a B&B …

Willowbrook is a unique property. From the moment I walked down the driveway, I felt like I was coming home. As I caressed the stonework on The Stables, I was enveloped in a sense of history, transported back in time. I closed my eyes, and as the breeze ruffled my hair, I could almost hear the clatter of hooves across the cobblestone courtyard and smell the scent of fresh hay.

Standard Terms & Conditions of Temporary Holiday Accommodation

These Terms & Conditions are intended for your safety and ease of use of our services. They should be read and understood before making a booking.

We have tried our best to keep the fine print to a minimum, but the following terms are necessary for the benefit of everyone who stays at Willowbrook Heritage Bed & Breakfast.  By making a booking with us, you are agreeing to be bound by these terms and conditions. Guests are encouraged to purchase travel insurance to cover any unforeseen circumstances.

The quickest and easiest way to book your stay with us is by using the “Book Now” button via our secure online booking system. You will get instant confirmation and best available rates. Online bookings require full payment with credit card (MasterCard or Visa) at the time of booking.
Alternatively you can make a booking over the phone by calling Willowbrook Heritage Bed & Breakfast on 0415 563 867. A 50% deposit is required to confirm your booking which can be paid with via direct deposit. Final balance payment is then due 7 days prior to arrival date. Failure to arrange payment will result in cancellation of booking. For bookings made within 30 days of arrival full payment is required at the time of booking. A confirmation email will be forwarded to your nominated email address once the booking process is complete.

A bond is paid separately to the accommodation payment. The bond is then held in a separate trust account and will be refunded within 7 days, in full, subject to the terms and conditions of the accommodation rental being met. The bond is designed to cover any additional costs incurred during the holiday rental period including but not limited to, any breakage, damage, replacement or excess cleaning requirements.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most guest will respect our property but occasional abuse requires that we state the following conditions.

We expect and require our guests to respect our facilities which are part of our home.

Accordingly, in common with the Holiday Rental Code of Conduct the following conditions apply for use of our facilities:

The property should be left in a similar state to its condition upon arrival. Check-out time is strictly 10:30 am, to allow time to prepare the property for next guests. However, a late check-out time can be arranged and paid for at the time of the booking. A full list of requirements for arrival and departure is provided to guests before the holiday rental period commences and can also be located in the “House Rules” information located at the properties.
The number of guests should not exceed the number stated on the “confirmation of booking” information supplied or subsequently agreed to in writing via email with the owner. Fees will apply for any additional guests who are staying at the property who were not agreed to within the holiday rental contract at the time of booking. Visitors may visit the property while guests are staying.

The advertised rate is for domestic use only and not commercial. Accordingly the advertised rate does not allow for the extra wear associated with functions in terms of cleaning, utility usage, garbage removal, wear and tear, repairs etc. Parties and functions are strictly prohibited.

We hold approvals and insurances which allow us to accommodate a maximum number of 12 people – 2 in The Hayloft, 4 in The Stables, and 6 in The Gallery. It is a condition of booking that these numbers are not exceeded.

All care is to be taken when using anything in the cottages and whilst in the grounds. Important Safety and Emergency Information is provided in each cottage. It is a condition of booking that all guests read and understand the important safety information that is provided and to take all reasonable care during their stay.

Damage, breakages, theft and loss are the responsibility of guests during their stay. Guests are also responsible for the behaviour of their visitors. Repair costs of accidental or wilful damage will be deducted from the bond payment. By agreeing to rent any cottage at Willowbrook Heritage Bed & Breakfast, guests are entering into a contract and must adhere to the Terms and Conditions here stated.

As there is open water on the property (creek and ponds), it is a requirement that children must be supervised by adults at all time.

The Cottages and grounds are part of our home. We would appreciate it if you respect them as if they were your own. Also respect the privacy of other guests and their enjoyment of the property by keeping noise in the grounds to a minimum.   Our Cottages are non smoking.

The cottage/s is/are to be left in a clean and tidy condition. Please place all rubbish in the bins provided. Grounds are to be left tidy and free of rubbish/cigarettes/bottles and the like.  Should additional cleaning time be required, guests will be charged at a rate of $35 per hour. Payment for this additional cleaning cost will be deducted from the guest’s bond.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental contract and loss of bond. Guests may also be asked to leave, even if the rental period has not been completed. Guests and visitors must adhere to the noise restriction policy in place between the hours of 10pm and 8am. During this time we request that noise is kept to a minimum. Guests utilising outdoor entertaining areas must be aware that noise does carry and are requested to adjust their outdoor activities appropriately to reduce the impact of noise during the hours stated.

Parties and Functions are strictly prohibited at Willowbrook Heritage Bed & Breakfast. The price charged for accommodation is for a limited amount of guests only and not for larger groups. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, rubbish removal, wear and tear, repairs etc. Use of the property contrary to this may result in loss of bond and/or additional payments required to be made by the guest for compensation purposes.

Pets are not allowed on the property, however we may be able to arrange for your pets to stay at the Bed & Biscuit five minutes away.

Due to insurance requirements, the property is strictly non-smoking.

All areas of the gardens are for the enjoyment of guests. Please be aware that this is a shared area. Guests are welcome to use the BBQ located near the Stables and Hayloft. Please ensure the lid is open fully before heating the BBQ and closed once cool. The BBQ should be cleaned after use in readiness for the next guest. Failure to do this could result in additional time being taken by the cleaner and charged to the guest as an additional cleaning cost.

Guests are responsible for all keys for the property, including any access devices, for the duration of the holiday rental period. Any loss of keys and key/lock replacement costs will be passed on to the guest and/or deducted from the bond.

The Property owner reserves the right to terminate permission to occupy any of the cottages at Willowbrook Heritage Bed & Breakfast, and evict guests and/or visitors from who refuse to follow the house rules and adhere to the terms and conditions as provided.

Variations to these conditions may only be agreed to by the owner by prior arrangement and made in writing. The decision for variation to these policies is at the discretion of the property owner.


Option 1: Payment for website or on-line bookings (via the Book Now button) is required in full at the time of making your booking.

Option 2: Payment for Direct bookings (via telephone or email) can be by Direct Deposit.

A 50% deposit is required to confirm a booking. It is refundable, less $50 admin fee, on cancellation up to one month before the booking date. Cancellation within 1 month of booking will forfeit all moneys paid unless we are able to rebook the cottage/s for the entire period. However, you are able to make changes to the dates of your booking, subject to availability.

When you decide to book the deposit is payable by direct deposit. We will advise you of our bank account details for EFT at time of booking.  A booking is not confirmed until the deposit is paid and the guest’s details form completed.  Payment of the deposit constitutes the guest’s acceptance of the Terms & Conditions of Willowbrook Heritage Bed & Breakfast Pty Ltd which are also available on our website.

Please ensure that you read the terms and conditions carefully prior to making your booking.

The balance of the rental amount must be received in full 7 days prior to occupancy.  If not we have the right to cancel the booking and attempt to re-let the cottage/s.

A bond payment of $200 ($300 over Christmas/New Year period) will be required in the week before your holiday commences. Details of how to make this payment will be supplied at the time of booking confirmation. Your bond is held in trust and will be refunded up to 7 days after your holiday, providing there has been no breakage, damage and/or replacement costs, additional cleaning required, or charges for additional guests.

Cancellation if caused by the client
Money paid is not refundable unless the property is re-let for the entire period. If a refund is made due to the property being re-let, a $50 cancellation fee will be deducted.

Cancellation if caused by the property owner:
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. In this instance alternative dates will be offered or payments refunded.

Details on accessing your cottage will be provided prior to the commencement of your holiday.

Check-in time is 2:30 pm.
Check-out time is 10:30 am. 

Late check-out can be negotiated and is subject to availability.
Payment for late check-out must occur at the time of booking your accommodation.
A late checkout fee of an $50 will be required for check-out at 12pm.

Please advise at the time of booking if you would like to take advantage of late check-out.
